First decision: sell occupied or wait for vacancy?

This one choice shapes everything else. Selling with a tenant in place limits your buyer pool mostly to investors, who buy on the numbers and rarely pay top dollar. Selling vacant opens the door to regular homebuyers — the ones who fall in love with the house — and in Henderson neighborhoods like Green Valley and Whitney Ranch, owner-occupant buyers usually pay more than investors will. The trade-off is carrying an empty home: mortgage, HOA, and utilities with no rent coming in. Handle the tenant relationship carefully

Know your tax picture before you list

Selling a rental is taxed differently than selling your own home.
